EIFS (Exterior Insulation and Finish System) is s stucco-like exterior cladding found on many homes in Louisville and Southern Indiana. It became popular in the 1990s and continues today to be used especially in strip-malls and other commercial construction, as well as with residential homes.
Many of the early applications of EIFS were constructed incorrectly, and the consequent damage to homes has been substantial. It’s important to note that not all EIFS-clad homes have problems. However, a home that does have issues may require tens of thousands (sometimes upwards of hundreds of thousands) of dollars to repair.
The problem has been with the retention of moisture behind the cladding, allowing wood rot and sometimes mold to damage the home completely unseen. The “fix” involves complete removal and replacement of the cladding, insulation, framing, and other components. It may also involve mold remediation prior to rebuild.
Water can get behind the cladding, often entering at the base of windows or at doorframes, roof lines, and other areas. If not properly installed, the EIFS actually traps the water and does not allow it to escape, causing the damage.
